Escrow timelines

How long does escrow usually take?+

Most purchase escrows close in about 30 to 45 days. Cash purchases can close faster, while loans, short sales, and 1031 exchanges may take longer. The timeline is set by the purchase agreement and escrow instructions.

What can delay a closing?+

Common delays include loan approval, appraisal issues, title problems, missing signatures or documents, and late deposits. We track every deadline and contact all parties early so issues get resolved quickly.

How long does a short sale take?+

Short sales depend on the lender's approval and often take longer than a standard sale. We stay in contact with the lender and all parties to keep things moving.

What are the 1031 exchange deadlines?+

Generally, replacement property must be identified within 45 days and acquired within 180 days of the sale of the relinquished property. Please confirm details with your qualified intermediary and tax advisor.

Fees

How much does escrow cost?+

Escrow fees depend on the type of transaction and the sale price or loan amount. Call our office and we'll give you a written estimate before escrow opens.

Who pays the escrow fees?+

Buyer and seller split or assign escrow fees according to the purchase agreement and local custom. Your agreement will show who pays each fee.

Does a homeowner pay to short sale their home?+

In most short sales, the lender pays the fees and the homeowner pays nothing. Check with your tax advisor about any tax effects.

When are fees paid?+

Fees are itemized on your settlement statement and are paid at closing from the funds held in escrow.
