Short sale help

Upside down on your mortgage? You can still sell.

If you owe more than your home is worth and can no longer make the payments, a short sale lets you sell the home and have your mortgage company accept less than you owe. Christine Quintana has handled escrow for more than 20 years and will process your short sale herself — coordinating with your lender, keeping the approval on track, and closing the sale.

  • Your mortgage company pays

The short sale processing fee and escrow fees are paid by your lender, not by you — Christine is paid by the mortgage company, not out of your pocket.

  • No commission to us

Swift Settlement Escrow is the escrow holder, not a listing brokerage, so there's no listing commission through us.

  • Walk away with no mortgage

Once your lender approves and the sale closes, the loan is settled from the proceeds and the lender releases its lien.

  • Protect your credit

A short sale lets you avoid a foreclosure on your credit record — a foreclosure stays on your report for years.

  • Relocation assistance

You may qualify for relocation assistance at closing, if your mortgage company offers it.

  • One person on your file

Christine runs your short sale start to finish, so you always know who to call.

A short sale depends on your mortgage company's written approval, and forgiven debt can have tax consequences — check with a tax advisor before you sign.
