For Sale By Owner escrow

Selling your home yourself? We'll close it for you.

No agent on either side? You still need someone neutral to hold the buyer's deposit, follow the purchase agreement, and record the sale. Swift Settlement Escrow helps you with the contracts to open and close your transaction, keeps both sides on the same timeline, and releases funds only when every term is met.

How it works

  1. Step 1

    Agree on the deal

You and your buyer agree on price and terms in a written purchase agreement. Send it to us, or call and we'll explain what it needs to cover.

  2. Step 2

    We open escrow

We prepare escrow instructions for both of you, receive the buyer's deposit into our trust account, and send everyone the deadlines.

  3. Step 3

    We keep it on track

Without agents, we're the one tracking disclosures, inspections, contingency removals and the buyer's loan. We remind each side what's due next.

  4. Step 4

    Sign, record, get paid

You both sign closing documents, the deed records with the county, and we pay off your loan and send your proceeds.

Common questions

Do I need an escrow company if I'm not using an agent?+

Yes, it's strongly recommended. A neutral escrow holder keeps the buyer's money out of either party's personal account and makes sure the deed and funds change hands only when the agreement is met. It protects you and your buyer.

Will you write the purchase agreement for me?+

Escrow is neutral, so we can't represent either side or give legal advice. We can explain what the agreement needs for escrow to open and prepare the escrow instructions. For legal questions, talk with a real estate attorney.

How long does an FSBO escrow take?+

About the same as any sale: often 30 to 45 days with a loan, sooner for cash. Your purchase agreement sets the dates.

What does it cost?+

Fees depend on the sale price and who pays what under your agreement. Call us and we'll give you a written estimate before escrow opens.
