Common questions
Do I need escrow for a refinance?+
Many California lenders use an independent escrow company to pay off the old loan and close the new one. You can ask your lender to use Swift Settlement Escrow.
How long does a refinance escrow take?+
Escrow usually moves as fast as your lender's approval. Once loan documents are ready, signing and funding typically take a few business days. California also gives you a three-day right to cancel on most owner-occupied refinances, which affects when funds are released.
What happens to my current escrow (impound) account?+
Your old lender closes its impound account and refunds any leftover balance to you after the payoff, usually within a few weeks. Your new lender may open a new one.
What does it cost?+
Fees depend on the loan amount and your lender. Call us and we'll give you a written estimate.
